Methodology

Fact Lot publishes what a source stated. A distance it derives from stated points is labeled as Fact Lot's calculation. Rents convert to dollars per square foot per year only when the stated unit allows it. A median appears only at n of 5 or more. Anything unstated stays not stated. How a fact is read

Fact Lot reads Fact Lease's public endpoints and, when terms allow, public-record files. It keeps address, suite, area, rent and unit, use, dates and the source URL. It does not copy listing prose or photos. Published rent facts come from suites.json for San Antonio and Houston suites.json. The same sync reads Fact Lease's OpenAPI document, stats, tool catalog and llms.txt for reference. Those reads are not the ledger, and search results are not the ledger.

ZIP pages link the four nearest indexable ZIPs in the same market. Fact Lot computed the great-circle miles from the Census ZCTA internal points and rounded them to the nearest tenth. The radius is 3958.7613 statute miles. The Census Bureau is the source of the points. Fact Lot is the source of the miles. A ZCTA approximates a USPS ZIP Code area, and its internal point is not the geometric centroid. ZIP pages also show the 2023 County Business Patterns employer-establishment count for that ZIP as context. This count is employer establishments in reference year 2023, counted at the USPS ZIP of the business mailing address. It is not a ZCTA count and not a count of commercial buildings or listings. It excludes most government establishments and the self-employed. The count does not enter the rent median or n. Building coordinates stay not stated, so the map draws no building pins.

Terms come first

Before a host is fetched, Fact Lot checks its terms and robots.txt. A host that forbids automated access, commercial reuse or republication is not fetched. Listing hosts named by Fact Lease are not fetched. Verdicts are on the sources page.

Dates

The observation date is the day the source was read. It is not the day a lease starts. A live page uses each record's latest reading inside 35 days. Rent facts from Fact Lease keep that read date. Read dates on these pages use the America/Chicago calendar.

Units

A rent keeps the unit the source stated: dollars per square foot per year (usd_per_sf_year), dollars per square foot per month (usd_per_sf_month), dollars per month (usd_per_month), dollars per year (usd_per_year), or not stated. SF/MO is per square foot per month. A rent restated in parentheses keeps the first stated rent and unit. Bare PSF has no period, so the unit is not stated and the rent stays out of medians.

Plausibility band

Office, retail, medical and unstated use: $3 to $60 per square foot per year. Industrial and flex: $2 to $30. A record that states uses from both groups must fall between $3 and $30. A converted total under $1 per square foot per year is withheld from n. The stated value still shows, marked withheld for review.

Medians and the rolling cohort

A median needs n of at least 5. The page prints n, the as-of date and the largest source share. Live figures use the 35-day cohort, so a new calendar month does not wipe a figure. A monthly snapshot is published only after the month ends, and it is not edited after that. A correction to a frozen snapshot is recorded in the changelog. The snapshot itself stays as published.

Gone pages and withholding

Banned hosts, including expcommercial.com, and coworking or membership units are withheld at publish. When a source page is recorded as gone, the Fact Lot path for that record answers 410. The records can return if the source page comes back. Counts by reason are on the transparency page.

Corrections

Submissions on the corrections form are stored and reviewed before any change. They are never auto-published.
