Glossary
These are the commercial real-estate and Fact Lot terms used on this site.
$/SF/mo
Dollars per square foot per month. Fact Lot converts it to $/SF/yr by multiplying by 12. Listings may write /SF/MO or SF/MO.
$/SF/yr
Dollars per square foot per year. It is the unit of every Fact Lot median.
As-of date
The date of the readings behind a figure. A figure is true as of that date.
Asking rent
The rent a listing stated. It is not the rent a tenant pays after concessions. Fact Lot does not estimate effective rent.
Building
One property at one stated street address. Fact Lot keeps a single fact card per normalized address and does not merge different stated addresses.
Effective rent
What a tenant pays over a lease once concessions are counted. Fact Lot does not estimate it.
Fact Lease
A Fact Lot product at factlease.com: the dated record of commercial asking rents, suite by suite, for Greater Houston and San Antonio. Suite pages are canonical there.
Fact Lot
The fact layer for commercial real estate. It publishes dated, sourced facts and does not estimate a missing fact.
Full service
A rent type in which the stated rent includes operating costs. Fact Lot records it only when the source said so.
Map point
A building plotted from stated coordinates. Fact Lot does not geocode buildings, so coordinates are not stated, no map point is published, and /map draws no building pins. /map is a script-free inline SVG of the Texas Triangle: four CBSA frames from the 2026 Gazetteer CBSA file. Houston and San Antonio show published building counts and link to their market hubs. Dallas-Fort Worth and Austin say "Coverage coming, no published facts yet." and show no count. A grouped table states the same facts.
Market
A metropolitan area with published facts on Fact Lot. The published markets are Greater Houston and San Antonio, Texas. /map also frames Dallas-Fort Worth and Austin on Census CBSA internal points. Those two have no published facts yet, so they are not markets on this site.
Modified gross
A rent type in which some operating costs are included and others are passed through, as the source stated.
n (sample size)
The number of stated rents behind a median. Only rents that convert to $/SF/yr and fall inside the plausibility band count. Fact Lot publishes a median only when n is 5 or more.
NNN / triple net
The asking rent is base rent, and the tenant also pays a share of taxes, insurance and common-area maintenance.
Not stated
The label for a fact the source did not state. It is never shown as zero, never estimated and never filled from another record. In data feeds it is null.
Observation
One reading of one source for one record: the stated fields, the read date and the source URL. A live page shows each record's latest reading inside 35 days.
Plausibility band
The range a converted rent must fall in to count toward n and medians: $3–$60/SF/yr for office, retail, medical and unstated use, and $2–$30/SF/yr for industrial and flex. A record that states uses from both groups must fall between $3 and $30. A converted total under $1/SF/yr is withheld from n.
PSF (unit not stated)
Per square foot with no period. Fact Lot treats it as unit not stated and keeps it out of medians.
Published suite
A suite record currently published on Fact Lot, whether or not a rent was stated. Records from withheld hosts or removed source pages are not published.
Rolling cohort
Each record's latest reading within the last 35 days. A figure does not disappear only because a calendar month turned.
Source URL
The page or file that stated a fact. Rent facts also link to the suite page on Fact Lease.
Suite
A space within a building, identified by the suite label the source stated. On Fact Lot, one suite observation is one record.
Withheld for review
A stated rent that converted outside the plausibility band, or under $1/SF/yr. The stated value still shows and stays out of n and medians.
ZIP median
The median asking rent for one ZIP, published only when n is 5 or more, with n and the as-of date beside it.
