How medians are published
n counts stated rents in the live 35-day cohort that convert to dollars per square foot per year and sit inside the plausibility band. Below five, the page does not publish a median. Five is the publishing floor. It is not a claim that five rents represent the market.
Office, retail, medical and unstated use share a band of $3 to $60 per square foot per year. Industrial and flex use $2 to $30. A record with uses in both bands must fall in the overlap, $3 to $30. A converted total under $1 per square foot per year is withheld from n.
Beside every median, Fact Lot prints n, the as-of date and the share of the sample from the single largest source host. The median mixes the rent types in the sample. It is not a transaction price.
