Asking rent and effective rent
Asking rent is the rent a landlord or broker stated on the source page. Effective rent is what a tenant pays after free rent and allowances. Listings rarely state effective rent, and Fact Lot does not estimate it.
A market median describes stated asking rents that converted and cleared the gate. It mixes the rent types in the sample. It is not a forecast and not a transaction price.
When the source did not state a rent, the record says not stated.
